About The Position

The Construction Project Manager will work directly with our Development & Construction team to assist with the overall completion and financial outcome of Agree Realty’s construction projects with developers and retailers from initial budget through project closeout. The ideal candidate will possess strong leadership qualities, excellent communication skills, and a deep understanding of civil engineering principles and construction methodologies. This role requires meticulous attention to detail, the ability to manage multiple stakeholders, and a commitment to delivering projects on time, within budget, and to the highest standards of quality and safety. The Construction Project Manager will support over a dozen projects at various stages. This position reports directly to the Senior Vice President, of Development & Construction.

Requirements

  • B.S. in Construction, Engineering, or other related field preferred
  • Three to five years of Construction/Engineering experience.
  • Ability to foresee concerns with conceptual plans and proactively value-engineer solutions
  • An understanding of site construction
  • Construction or Engineering related certifications preferred
  • Proficiency in Microsoft Excel, PowerPoint and Project
  • Excellent organizational and project management skills
  • Ability to multi-task multiple projects in different phases
  • Strong analytical skills
  • Must thrive in a fast-paced environment
  • Proven ability to work collaboratively in a growing Team

Responsibilities

  • Manage all project documentation (contracts, subcontracts, change orders, RFIs, submittmits, meeting minutes, closeout).
  • Develop budgets, schedules, and construction plans with development leads.
  • Coordinate design teams (architects, engineers, consultants) and review drawings for constructability, cost, and scheduling impacts.
  • Prepare bid requests, manage prequalification, NOC filings, and contractor awards.
  • Oversee permitting, zoning approvals, and utility coordination with development managers and consultants.
  • Maintain budgets, cost reports, and cash flow forecasts.
  • Review and negotiate bids, proposals, and change orders.
  • Approve contractor pay applications.
  • Track milestones and critical path with GC.
  • Align design and construction timelines with lease dates.
  • Identify schedule risks and coordinate mitigation strategies.
  • Manage GC and subcontractor performance for contract compliance, quality, and safety.
  • Lead site and TOC meetings; oversee inspections and testing.
  • Resolve claims and disputes as needed.
  • Communicate project status, risks, and key decisions to leadership.
  • Coordinate tenant and property management requirements.
  • Maintain relationships with contractors, consultants, and authorities.
  • Oversee punch lists, final inspections, and tenant closeouts.
  • Collect warranties, as-builts, and O&M manuals.
  • Ensure environmental compliance and bond termination.
  • Transition project to property management and leasing teams.
  • Conduct post-project reviews to capture lessons learned.
