About the position

The Construction Manager at Enterprise Community Development will oversee the design and construction process for various affordable housing developments. This role involves managing pre-construction activities, acting as the owner's representative during construction, and ensuring compliance with budget and schedule requirements. The Construction Manager will collaborate with architects, engineers, contractors, and other stakeholders to ensure successful project delivery while promoting quality and adherence to standards.

Responsibilities

  • Coordinate the entire design and construction process for assigned developments.
  • Manage pre-construction physical due diligence and design activities.
  • Act as the owner's representative during construction.
  • Facilitate coordination among architects, engineers, and contractors throughout the project life cycle.
  • Ensure construction scope complies with ECD standards and lender requirements.
  • Negotiate construction and design consultant contracts.
  • Establish and manage the budget for construction and design fees.
  • Collaborate with the development manager to develop the scope of work within budget limits.
  • Seek and develop solutions to mitigate cost overruns.
  • Manage the architectural and interior design review process.
  • Track changes in budget line items and maintain change order logs.
  • Establish and oversee the preconstruction and construction schedule.
  • Monitor construction to ensure quality and compliance with plans and specifications.
  • Attend construction progress meetings and review construction requisitions.
  • Resolve contract disputes to avoid delays in construction completion.
  • Ensure timely and profitable completion of assigned developments.
  • Manage delivery of required certifications such as ZERH and Enterprise Green Communities Plus.
  • Assist with development close-out including release of securities and delivery of contractor's cost certification.
  • Create and maintain project files, reports, and correspondence.
  • Develop and maintain relationships with lenders, investors, and government agencies.

Requirements

  • Bachelor's Degree or equivalent experience.
  • 3 to 5 years of construction project management experience.
  • Ability to manage multiple construction projects simultaneously.
  • High level of motivation and ability to work independently.
  • Strong problem-solving skills.
  • Excellent communication skills.
