About the position

The Community Manager at Woda Cooper Companies is responsible for overseeing the daily operations of a residential community, ensuring high levels of resident satisfaction and retention. This role involves managing staff, leasing apartments, maintaining community standards, and ensuring compliance with housing regulations. The Community Manager plays a crucial role in fostering a positive community image and achieving operational goals set by management and ownership.

Responsibilities

  • Supervise and motivate all staff personnel to achieve operational goals.
  • Interact positively with residents and the public to enhance community image.
  • Lease apartments, including handling inquiries, showing units, and processing applications.
  • Maintain the community in an attractive manner at all times.
  • Collect rents and manage financial records accurately and timely.
  • Screen rental applicants and manage delinquency and collections.
  • Create a customer-centered service culture through proactive hospitality.
  • Assist in hiring, developing, and terminating site personnel as needed.
  • Administer the community's operating budget and control monthly expenses.
  • Ensure compliance with all governmental and lender commitments for resident files.
  • Track scheduled unit inspections and ensure preventative maintenance is completed.
  • Inspect the property daily and schedule necessary repairs and improvements.
  • Oversee the collection and posting of rents and pursue delinquent accounts.
  • Develop and implement positive resident relations programs.
  • Participate in continuing education and training seminars.

Requirements

  • High school diploma or GED required.
  • Experience in affordable housing programs such as LIHTC, USDA Rural Development, Section 8, or HOME.
  • Proficient in Microsoft Office Suite and Yardi Voyager.
  • Excellent interpersonal, verbal, and written communication skills.
  • Detail-oriented with strong organizational skills.
  • Demonstrated ability to lead and develop a team.

Nice-to-haves

  • Familiarity with Fair Housing laws.
  • Experience with RD 515.
