About the position
The Commercial Title Examiner position is a remote role focused on examining complex titles for commercial or industrial properties in Minnesota or New York. The examiner will search public records, analyze title documents, and determine the legal condition of titles. This role requires independent work and the ability to handle a range of projects, from simple to complex, while ensuring accuracy and compliance with established guidelines.
Responsibilities
- Perform title examination and analyze the chain of title for various title orders, primarily in commercial transactions.
- Abstract and analyze records such as mortgages, leases, liens, judgments, and easements.
- Determine ownership and legal restrictions to verify property descriptions and completeness of records.
- Resolve issues related to missing or contradictory information in title documentation.
- Prepare initial title commitment documentation based on procedural guidelines.
- Review reports for accuracy and provide underwriting interpretation within established guidelines.
- Conduct online research and obtain document copies from county websites and approved imaging systems.
Requirements
- 3-5+ years of Commercial Title Exam or directly related experience.
- Ability to work under pressure and meet deadlines while providing excellent customer service.
- Comprehensive understanding of public records and legal descriptions.
- Self-motivated with the ability to manage multiple projects independently.
- Strong analytical review skills and attention to detail.
- Proficient in researching title records and using various resources for complex properties.
- Strong problem-solving and critical thinking skills.
- Excellent verbal and written communication skills.
- Standard MS skill set and proficiency with company operating systems.
Nice-to-haves
- Knowledge of legal terms is helpful.
- College Degree preferred, but not required.
