About the position

The Analytics Manager - Property Operations at Equity Residential plays a crucial role in advising the regional leadership team on portfolio performance and uncovering strategic opportunities. This position involves analysis and forecasting, financial review documentation for Sarbanes-Oxley (SOX) compliance, and collaboration with the operations team to ensure adherence to national reporting structures while addressing local market needs.

Responsibilities

  • Serve as financial consultant to the Vice President of Property Management (VPPM) providing insight and ad hoc reporting to support decision making and strategic planning.
  • Participate in monthly operational review meetings, taking a leadership role to evaluate performance and implement new guidelines.
  • Document monthly operational review meetings to meet Sarbanes-Oxley compliance.
  • Collect and analyze operational data and market metrics to recognize trends and business issues.
  • Generate reporting around market performance issues such as occupancy, revenue, and expenses.
  • Complete annual property operating budgets and forecasting for the assigned portfolio.
  • Assist the regional property management team on new acquisitions and developments.
  • Ensure a smooth transition for newly acquired communities during the acquisition process.
  • Identify trends and shifts in behavior and present findings to the Regional Leadership and National POA team.
  • Offer solutions to resolve business issues and assist in implementing new policies and procedures.
  • Partner closely with the VPPM to research opportunities for property performance improvement.
  • Act as a liaison between VPPMs and business partners, gathering information and troubleshooting financial inquiries.
  • Utilize financial reporting systems to resolve questions from business partners regarding financials and metrics.
  • Represent the company professionally at all times.

Requirements

  • Bachelor's degree required, preferably in Accounting or Finance.
  • Minimum of 2 years related experience required.
  • Excellent written and verbal communication and presentation skills are essential.
  • Ability to supervise, organize, prioritize workload and manage multiple projects simultaneously.
  • Proficient with online automated accounting systems, Excel, Essbase, and Google.
