About the position

The Building Maintenance Engineer at Velociti Services is responsible for performing preventive and corrective maintenance on various building systems and machinery within commercial real estate. The role focuses on ensuring optimal operational conditions through regular inspections, troubleshooting, and repairs of mechanical, electrical, plumbing, and HVAC systems, among others.

Responsibilities

  • Drive optimization of facility for clients, customers, and staff in a safe operating condition.
  • Conduct preventative and reactive maintenance; resolve immediate operational and building safety concerns.
  • Regularly inspect and conduct preventive tests to ensure proper working condition of all the building's equipment and overall operational infrastructure.
  • Troubleshoot, diagnose, and repair or replace failed equipment and/or non-functioning components, belts, filters, etc.
  • Coordinate efforts with vendors and/or third parties for complex repairs or services under warranty and inspect completed repairs to ensure proper operation.
  • Conduct various locksmith tasks and/or manage key security.
  • Participate in and/or may lead special projects related to the improvement of building operations and efficiencies.
  • Perform HVAC troubleshooting and preventative maintenance.
  • Conduct electrical work including re-lamping, ballast replacement, and breaker reset.
  • Perform plumbing fixture repairs, drain maintenance, and restroom preventative maintenance.
  • Inspect and maintain café/kitchen equipment.
  • Manage and support maintenance of elevators, fire life safety devices, and UPSs.
  • Repair/adjust access doors and overhead doors as required.
  • Obtain and compare estimates for work to be performed by outside vendors.
  • Ensure that all customer complaints are handled professionally, appropriately, and in a timely manner.

Requirements

  • Minimum 5 years' experience in operations maintenance or similar building engineering roles.
  • EPA Certification.
  • High school diploma or vocational or trade school education.
  • Experience working on HVAC systems.
  • Strong knowledge of work order control procedures.
  • Ability to work at heights using ladders or similar tools.
  • Basic computer proficiency (Word, Outlook, Smartphone).
  • Must possess a valid driver's license.
  • Ability to work under pressure and time deadlines.
  • Strong communication and interpersonal skills.
